To list your apartment on our website just email us to info@parisreference.com with a description of the apartment and pictures. We'll review it and get back to you with the final details.
Renter upon booking confirmation is provided with your check in details. Standardly we require the clients to call the keyholder from the airport or one hour before arrival at the apartment. When listing your apartment with us we will need detailed information on what is your standard check in procedure.
The owner of the apartment should always inform us beforehand:
-if he wants to block dates on the calendar, unless he uses our backoffice to do it directly online;
-if he has changed something in the furniture of the apartment;
-if he plans on doing works or works are planned in the building or the vicinity;
-if he needs to access the apartment during the renters' stay.
Use it when it's not rented.
Let it through other agencies or for it's own use as long as we're always informed beforehand.
The price agreed over our email correspondence is paid to you net of commissions, our commission + VAT is added separately and transparently on top of whatever you earn. Our email correpondence will be the base of our agreement and, in case of differences with our terms and conditions, we'll stick to whatever agreed on email.
ParisReference.com acts only as website and is not responsible for anything pertaining the apartment or the acts of the owner or the renters. If an apartment amenity doesn't work or stops working during the rent for reasons independent from the renter's actions the owner is responsible to fix the problem and/or refund the client. If informed of misconduct of an owner we will deactivate the apartment from our website without further notice.
No, we're sorry. We are not based in Paris and we can't yet provide this kind of service.
Registering as instant booker on our website will reduce our commission by 20%. To be an instant booker you should regularly update the calendar on our back office so that the client willing to book online can do so and pay on the spot.
The Instant Booker has to keep calendar's dates constantly updated either by logging into our back office or by informing us by email about each new booking. The On Request owner can make up his/her mind on each single request but he/she will statistically receive up to 80% less requests than instant bookers.
If you register as 'Instant bookers' your aparment can be booked on the spot if available on the website. You'll receive an email with all details and can log in to our back office to see the list of all confirmed bookings to your apartment. If you register as 'On Request' you'll be emailed details of each new booking submission and asked whether or not you'll take the booking. You can accept the booking online or contact us to tell us what to do. Once you accept a booking you're bound to it or can cancel it by paying a penalty fee correspondent to 30% of the total you'd have earned. Your payment will then be used to offer an upgrade to the client.
If the renter cancels his/her booking to your apartment he'll owe you 30% of your rental fee. Please beware that to pay you the cancellation we need to have received the money. Clients paying with different methods than credit card have one week to complete the payment. For clients paying by credit card we will pay you the full amount received (net of VAT) should there be any difference we will solicit the client to let us charge it, but cannot take responsibility if that won't work.
If you cancel a booking you'll owe 30% of the rental fee to the client. If you don't want to pay the cancellation fee alternatively we will raise our fee on your apartment by a measure of 20% for as long as we deem it necessary.
Both ways it will be us to pay you or you to pay us in case of your cancellation. When you cancel we'll use the extra cash to offer an upgrade to the client.
Utilities are normally included in the rental fee up to a max use equivalent to 50 euro. If the renter exceeds the use of utilities he'll pay the difference. The person in charge of the check out will take account of utilities use.
On the base of our experience we've divided the year by the following seasons:
Low Season: January, February, August, November and the first half of December. If you activate seasonal rates it will discount the base price automatically by 10%
Middle Season: March and July. Base price agreed.
High Season: April, May, June, September and October. Increase on base price 10%.
Higher Season: December 20 to 25. Increase on base price 20%
Highest Season: New Year and Easter. Increase on base price 30%.
You can make your price change with the number of people. We think this is a sensible rate strategy and normally suggest an increase on the base price of 5% per additional person over two. As always though, you're free to make your own price.
Shorter stays of less than a week put the apartment and its neighbourhood under a greater amount of stress. We suggest you to figure a price most convenient for a week (we're eager to rate your apartment if you want us to) and make the per night price grow in inverse proportion to the length of the stay.
If you ask us to we can make per night rate grow as opposed to the weekly in the following proportion:
6 nights +5% on the nightly rate
5 nights +12%
4 nights +22.5%
3 nights +40%
We don't think rentals of two nights can be worth the while, however you are very welcome to take them!
Longer stays put the apartment and its neighbourhood under a lesser amount of stress. We suggest you to activate discounts for stays longer than two weeks. However you're free to activate discounts or not and to choose the right percentage of discount if you do, here is the percentage of discount we suggest:
Longer than 14 nights stay, 10% discount on the base rate
Longer than 30 nights stay, 25% discount on the base rate
Longer than 60 nights stay, 35% discount on the base rate.
Please note that activating discounts often means the difference between being or not in a given search result. On advanced search clients can opt out apartments that don't give discounts. Last but not least, activating discounts raises your apartment's ranking showing it higher on search results.
Sure! Activating Last Minute discounts makes your apartment ranking higher and switches on the possibility of showing it on the first page when available last minute.
Most owners discount 5% one month prior to arrival and 10% one week prior to arrival. However you can be more generous than that if you want and we suggest it!
Early Booking as opposed to Last Minute are bookings made with large advance of time. Those owners who like to plan everything in advance can be interested in favouring advance booking. Normally these consist in 5% discount 2 months before arrival and 10% discount six months before arrival.
